CASH IS KING!
This is a very important post for those who have money in the stock market, an IRA, CD's or savings account. Please check and see how much your money is earning you. I would guess at best 2.5% to maximum of 4% interest. Watch out...these numbers are going down each day.
I still believe Real Estate is the most sound investment you can make especially in todays market. I am able to buy properties for pennies on the dollar. The bank foreclosures are flooding the market as well as those abandoned houses left by those who just couldn't make the payments or through estate sales.
Here is a home I recently acquired in Amberly Village. It is a 4 bedroom, 3 full and 1 half bath with a two car garage with over 2700 square feet. They were asking $159.00. The after repair value will be around $220,000 to $230.000. That is what it should sell for when it is in great condition. It will take about $25,000 to take it from the handyman special condition that it is in now to near perfect move-in condition. Just the way todays buyers are expecting homes to be.
These are conservative numbers. I am very experienced in this area of real estate and typically only off by a few hundred dollars.
Is there Money to be made here? Absolutely. When everything is said and done there should be about $35,000 - $40,000 profit.
Here's how that is possible? I purchased this home for $132,000. I will spend $25,000 to put it in tip top condition. My holding cost to include taxes, insurance, closing costs, Realtors commission and interest will cost me about $$23,000. leaving me a profit of about $40,000.

Your investment for 6 months of $157,000 will net you at least $7,850.00. No where in town are you going to get that high of return for your money. I will secure this investment with a note, mortgage and title insurance all legally prepared by a real estate law firm here in Cincinnati.

This is only one of several properties I am looking at purchasing in the next few weeks and months. I am looking for private funds for deals as low as $40,000 - $50,000. I can involve several Private lenders on one project or I can involve one Private lender on several projects.

Is there any risk?
Of course, there is always a risk with any type of investment. Especially with the gloom and doom the media is preaching to us. That is all the more reason to consider this type of outlet to invest your money. The greater the risk the higher the returns. The worst case scenario is you would end up with a house worth much more than your investment. And I did all the work for you. How bad could that be?
Please consider this as an opportunity of a lifetime. Actually that is exactly what this is. This type of market will not come around for another 20 - 30 years or more. We need to buy low... NOW and sell high when the market settles out a little. Within the next 3 - 10 months is my educated guess.
