Mason All-Stars networking Group

The Mason All-Stars is a networking group of professionals who meet together every other Thursday morning for the purpose of learning how to help each others business to grow.

This Linkedin group supports our members and is used to share schedules and information about our business activities. Membership is by invitation and is limited to one member from each business sector or discipline.

Today I am privileged with the spotlight of doing my 5 minute presentation to the group this morning. I would like them to see two videos. The first is the rehab project I did in Sharonville at 11191 Maple Street. I am quite proud of this project. It was the very first total rehab project I have attempted on my own.

The second video is of BlueStone Ivory performing a Patriotic song "God Bless the USA" in Fairfield. I am particularly proud of this video. It was recorded & produced by my friend Jim Rupp.

What is your money worth...today?

CASH IS KING! 

This is a very important post for those who have money in the stock market, an IRA, CD's or savings account.  Please check and see how much your money is earning you. I would guess at best 2.5% to maximum of 4% interest. Watch out...these numbers are going down each day.

I still believe Real Estate is the most sound investment you can make especially in todays market. I am able to buy properties for pennies on the dollar. The bank foreclosures are flooding the market as well as those abandoned houses left by those who just couldn't make the payments or through estate sales. 

 

 

 

 

Here is a home I recently acquired in Amberly Village. It is a 4 bedroom, 3 full and 1 half bath with a two car garage with over 2700 square feet. They were asking $159.00. The after repair value will be around $220,000 to $230.000. That is what it should sell for when it is in great condition. It will take about $25,000 to take it from the handyman special condition that it is in now to near perfect move-in condition. Just the way todays buyers are expecting homes to be.

These are conservative numbers. I am very experienced in this area of real estate and typically only off by a few hundred dollars.

Is there Money to be made here? Absolutely. When everything is said and done there should be about $35,000 - $40,000 profit.

Here's how that is possible? I purchased this home for $132,000. I will spend $25,000 to put it in tip top condition. My holding cost to include taxes, insurance, closing costs, Realtors commission and interest will cost me about $$23,000. leaving me a profit of about $40,000.

How can you get involved? Well, if you have money in an IRA, CD's or other forms of low interest paying dividends...call me at 513-777-2402. I am willing to pay 10% interest based on a year to use your money to fund this deal.

Your investment for 6 months of $157,000 will net you at least $7,850.00. No where in town are you going to get that high of return for your money. I will secure this investment with a note, mortgage and title insurance all legally prepared by a real estate law firm here in Cincinnati.

This may not be for you...however, you may know someone that is faced with a little extra cash setting somewhere not doing anything for them. You would be doing them and me a favor by putting me in-touch with this person. Call me at 513-777-2402.

This is only one of several properties I am looking at purchasing in the next few weeks and months. I am looking for private funds for deals as low as $40,000 - $50,000. I can involve several Private lenders on one project or I can involve one Private lender on several projects.

How can Gary do this?

I have access to these properties the moment they come on the market. I have the the best contractors that will work in MY budget and suppliers to provide top notch materials at a super reduced cost to me. I have several years of experience and a track record of nothing but positive success.

Is there any risk?

Of course, there is always a risk with any type of investment. Especially with the gloom and doom the media is preaching to us. That is all the more reason to consider this type of outlet to invest your money. The greater the risk the higher the returns. The worst case scenario is you would end up with a house worth much more than your investment. And I did all the work for you. How bad could that be?

Please consider this as an opportunity of a lifetime. Actually that is exactly what this is. This type of market will not come around for another 20 - 30 years or more. We need to buy low... NOW and sell high when the market settles out a little. Within the next 3 - 10 months is my educated guess.

Thursday is Ugly house day!

Thursdays are usually Ugly house day for me. This is the day I go out and find as many diamonds in the rough that I can. I usually make offers on all of them. Many offers are low because of the condition and/or location of the homes.

Rarely do I find one that is in a great area that needs just enough rehabbing to make it fun and profitable. Like my rehab house in Sharonville on Maple Ave. It is almost ready to go on the market. 

 

Looking at these vacant houses reminds me to let everyone who owns a vacant house, either actively on the market or waiting for Spring to role around to list it, you should have your vacant house winterized. This will save you a lot of money in the long run.

The cost is minimal compared to the cost of replacing a lot of burst water lines and repairing the mess this would bring.

Most plumbers that specialize in winterization charge around $125. - $150 for a home with 2 Bathrooms. If your home is larger with more bathrooms the charge could be slightly larger.

I'm never too old to learn

I spent my last several days traveling to and from Columbus, Ohio. Columbus is a beautiful city however the drive to and fro is very boring. I spent my time listening to some very educational CD's. That really made the time fly by rather quickly.    

My time was spent at the 2008 OREIA (Ohio Real Estate Investors Association) convention that was held at the Hyatt Regency Convention Center.

I am always trying to expand my knowledge base to better represent myself, Clients, friends and family with the most up-to-date real estate information available.

The topics I spent learning about most enlightening. Thursday I spent the entire day with David Lindahl. He is an expert on acquiring and making money with apartment buildings. Primarily 4 units and greater. My aspirations are to continue my real estate portfolio with apartment buildings. I am told to learn from the best and David is the best. He successfully owns over 5,000 units in 7 different states.

Friday I was the guest speaker at a Realtor-Investor luncheon hosted by Vena Jones-Cox of Proffit Real Estate and the host of "Real Life Real Estate"radio show on Wednesday afternoons from 5:00 - 6:00 on WNKU 89.7 FM. The topic was how Realtors can work with and help investors achieve their goals successfully and how investors can keep a good Realtor happy.

Saturday was filled with 3 separate speakers to learn from. Most material was geared towardApartments and finding funds to make all this work. Private Lending is the best way to achieve my goals. If you have a 401K and not happy with the returns on your investment...please call me immediately. I can fix that for you.

Don't discount the wholesale Realtor

This post is for investors or anyone interested in investing in Real Estate. This is something I have become quite familiar with over the past couple of years. I started out by taking Real Estate 101 from Vena Jones-Cox the Real Estate Goddess in 2004. Then I took her Fast Track 201 course and the Advanced Wholesale Academy.

I have wholesaled several real estate deals up to 1 year ago when the real estate market changed. Now I am in the middle of rehabbing a 94 year old home downtown Sharonville. My first rehab attempt. However, I have had a large hand in implementing a great deal for rehab investors on several occasions as their buyers agent.

Recently Vena asked me to speak at her Wholesale Academy at the Drawbridge not necessarily as an investor but as a Realtor working with wholesaling investors. The following is a list of questions that I promised all the attendees to help them interview Realtors for the job of buyers agent.

• How many buyers did you represent exclusively in the past 24 months?
• How many were investors?
• What is your percentage of Buyers vs Sellers that you represent?
• How do you handle Dual Agency or do you do that?
• Have you ever wholesaled any property?
• Do you or have you owned an investment property either as rental or to rehab for profit?
• Are you a member of Cincinnati REIA ?
• Do you have possession of HUD property Keys in order to see HUD owned properties?
• What approach do you take to determine your clients needs?
• How will you find me houses? (I want a agent who knows how to listen to me to find me the property I want)

These are some of the best questions to ask agents as you meet with them and interview with them. I'm sure you can come up with a few more. I suggest you be totally honest with the agents up front and explain what you you are trying to achieve and work out a lucrative method of compensation. You don't want to break the bank and pay your agent a small fortune ...but in order to get and keep a good agent you will need to pay them more than they will be able to make doing this themselves.

For those who don't know what wholesaling real estate is about...this is the process in a nutshell. You find a property in need of repair. You determine the ARV (After Repair Value) what the property is worth after rehab has been done. You figure the cost of all the repairs. You go ahead and on paper (write up a contract and get it accepted from the owner) purchase the property for around 70% of the ARV minus the cost of the repairs minus your wholesale fee (usually around $3,000 - $10,000 depending on the price of the property and what the market can bare). Then you take your accepted contract and the entire deal to a rehabber and assign your deal to the end buyer (the rehabber with the money) and they go to the closing and buy the property paying you your agreed wholesale fee. The typical wholesaler doesn't put any money into the deal at anytime. The wholesaler just finds, negotiates and facilitates the whole deal to the closing. The rehabber is responsible for doing their due diligence in purchasing the property as you as the wholesaler must do also.

That is a simplified description of how a typical wholesale deal is handled. There are many other details that needs to be learned and processed like where to find property, how to negotiate the transaction, who and how to assign it and the tax implications. That is why it is important to learn the process from someone like Vena Jones-Cox at one of her Wholesale Academy's. It's a great time to invest in REAL ESTATE

Did you ever consider buying a run down vacant home that needs some work, fix it up and then sell it. The key to your success is buying it at the right price, in the right location in the right condition. Gee...I've heard those terms before. Price, Location and condition.

You also need to have some experience in the rehab industry. It's not for everyone. You don't necessarily have to do all or any of the work. If you have the right connections you can hire it all out and still make money.

                                                                                                                                                                         This home was a recent purchase by first time investor clients of mine. They got a really good deal on this home. It is in West Chester. 3 Bedroom, 2 bath ranch on a crawl space. It was listed for $103,000.00. My buyer ended up paying $66,000.

When they finish the rehab the market value or ARV (after repair value) of this home should be around $135,000. They plan on spending about $30,000 - $35,000 to get it to that price. When you figure your closing costs, interest, holding costs and real estate commissions they should come out with about $25,000 profit.

Again, I must impress upon you the necessity for having all the right people in place to help you achieve this type of success.

Where can you find these contractors or individuals? I suggest visiting and then joining Real Estate Investors Association of Greater Cincinnati (REIA). This organization is incredible to say the least. Everyone there is available to help you get started. They will all share their experiences and contacts with you to help you become a successful investor. REIA has been together since 1973. There are well over 500 local members and it is growing every month. Call them and join 859-292-7342 or just call me. I will be happy to help you join. I am a member of REIA and will go with you to your first meeting and introduce you around to the regular members. Of course, I suggest you call on me to help find you these little gems or diamonds in the rough. That is my business. If you are a first timer you will need all the experience you can get. I have that experience to offer you.
