This is a common question most seller ask just after wanting to know how much their home is worth.
There is a formula we use to estimate that. It is called Absorption rates.
Absorption rates are a calculation of how long it will take for all the homes on the market to be sold, or absorbed, based on how many homes are on the market and how many were purchased in the last 30 days.
I was never great with numbers until I got into real estate. Now I am getting rather good at it. However, I always rely on Mary Jo to assist me. So here goes.
These are in months, the data used came from the Multiple Listing Service of Greater Cincinnati (MLS) and is deemed reliable but not guaranteed. It doesn't come with a warranty either.
The paper towels are here to help absorb any excess inventory. We may need two rolls with today's market.
Overall the market is remaining very much a buyers market. It is a great time to be a first time buyer. Not only are there great deals in home prices there is the first-time Homebuyer Tax Credit of up to $8,000.00. I will address this in another post.
